The full-block site with three street exposures provided exceptional light and outdoor space opportunities. I worked with the landscape architect to integrate outdoor programming early in design, maximizing usable area and resident experience.

I optimized unit layouts to meet zoning constraints and underwriting requirements while maximizing sellable square footage and creating premium buyer experience.

Coordinated design feasibility studies and budget pricing with subcontractors. Managed decision-making between ownership, broker team, and contractor to align design with sales strategy and construction budget. Led coordination meetings resolving layout optimization, building systems, and facade detailing for cost efficiency.

Served as liaison between ownership, design consultants, sales team, and construction manager, ensuring design decisions supported project financial objectives.
